What will it cost for full service property management?

How does Connolly Gear determine the rent value of my property?

Your property manager will conduct a thorough market rental appraisal using our in-house and external data, taking into consideration the current economic climate, tenant demand, local market comparables, and the unique attributes of your property.

Does my property need to be healthy homes compliant?

In accordance with New Zealand law, all rental properties must meet the Healthy Homes Standards within 120 days of a new tenancy beginning. Non-compliance can result in exemplary damages being awarded against the property owner. Your dedicated property manager is here to guide you through this process, ensuring your property meets all requirements well before the government’s final compliance deadline of 01 July 2025.

Does my property need to be Insured?

We highly recommend consulting with an insurance advisor to ensure that both you and your investment property are adequately covered. Please note that it is the tenant's responsibility to maintain contents insurance for their personal belongings during the tenancy. We kindly ask that you provide your property manager with the latest copy of your insurance policy.

How often will I be paid?

You will receive your rent payments based on your chosen payment frequency: either twice-monthly or monthly. The first payment will be deposited into your bank account on the first business day of each calendar month. If you have selected the twice-monthly option, a second payment will be made on the 16th of each month. If the 16th falls on a weekend or public holiday, the payment will be processed on the next business day.

Do you collect a bond for a new tenancy?

We require a bond equivalent to four weeks rent.This bond must be paid prior to the tenant taking possession and will be held by Tenancy Services until the tenant vacates the property. Please note that under the Residential Tenancies Act, the maximum bond that can be collected is four weeks' rent.

What if my tenants are in arrears?

Our property management team ensures timely rent payments from tenants. At Connolly Gear, our in-house accounts manager is dedicated to reconciling tenant payments on a daily basis and notifying the property managers of any outstanding payments.

How often will my property be inspected?

Your property will be inspected in accordance with your insurance policy. Following each routine inspection, you will receive a comprehensive report detailing any maintenance issues identified at the property. Additionally, we will conduct entry and exit inspections between each tenancy.

Who handles maintenance at my property?

Your property manager will efficiently organise and coordinate all necessary maintenance repairs for the property. In the event of an issue, you will be promptly informed with a detailed description of the situation, and your approval will be sought before any remedial actions are undertaken.
